Coon Rapids Boulevard
Coon Rapids Boulevard is the City's longest and most significant commercial corridor. Anchored by major institutions, including Mercy Hospital and Anoka-Ramsey Community College, Coon Rapids Boulevard offers opportunities for significant new residential and commercial development. Development policy along the corridor is governed by the Coon Rapids Boulevard Framework Plan (PDF), which recommends concentrating new neighborhood commercial uses and higher density residential development in four nodes, or "Ports," along the Boulevard. The City has adopted master plans for Port Evergreen (PDF), Port Riverwalk (PDF), Port Campus Square (PDF), and Port Wellness (PDF) that establish land use, site, infrastructure, and architectural standards.
